Factory Buying Checklist In Malaysia

A practical review list for factory buyers before arranging viewings, valuation, financing and professional checks.

Updated 27/08/2026

5 min read

Use this as a practical starting checklist. Confirm legal, planning, tax and technical matters with the relevant professionals before acting.

Start With Business Fit

Before comparing prices, confirm whether the factory can support the intended operation. Area, loading, access, power, office layout and future expansion space can matter as much as headline price.

  • Preferred industrial area and transport access
  • Required land area, built-up area and yard space
  • Power supply, ceiling height and loading requirements
  • Freehold or leasehold preference
  • Timeline for vacant possession or owner occupation

Documents To Verify

Ask for documents early, then let the appropriate professionals verify them. The listing information should guide shortlisting, not replace due diligence.

  • Title and ownership details
  • Approved use, building approvals and completion documentation
  • Latest quit rent, assessment and utility information where relevant
  • Tenancy status if the property is occupied
  • Viewing Priorities

During viewing, look beyond the front elevation. Check turning radius, loading area, drainage, roof condition, office and warehouse split, visibility, access restrictions and neighbouring industrial activities.
